Garage Floor Coating: DIY Kit vs. Professional

A big-box kit costs $150–$400 and builds roughly 3 to 8 mils of coating over an acid-etched slab. A professional flake system runs $6–$9 / sq ft installed and builds 20 to 40 mils or more over a diamond-ground slab, with the concrete moisture-tested first. That is the entire decision in one paragraph. DIY is a reasonable choice for a dry, sound slab in a low-traffic utility space. It is a poor choice for a bay where hot tires park daily, because thin film over shallow profile is exactly what fails in this climate.

The kit on the shelf and the quote in your inbox are not the same product at different prices. They are different amounts of coating, over different amounts of preparation, with different information about the slab underneath. Compare them on those three axes instead of on price and the decision usually makes itself — and for some garages the kit wins.

Mil thickness is the number that decides everything

A mil is one thousandth of an inch. That sounds like a rounding error until you realize that a coating's resistance to hot-tire pickup, abrasion, and vapor pressure all scale with how many of them are on the floor. A water-based kit epoxy is largely water by volume, so a coat that goes on looking generous shrinks to a couple of mils as it dries. Two such coats and a thin clear puts you in the single digits.

A professional build gets its thickness from a high-solids body coat — commonly 10 to 15 mils in one pass — plus a primer beneath and one or two topcoats above. Hot-tire pickup exposes the difference bluntly: a tire that has been on the interstate in August comes back hot enough to soften a thin film, and when the car pulls out the film leaves with it in a tire-shaped patch. Thickness and bond strength prevent that, and both trace back to prep.

Acid etch vs. diamond grinding vs. shot blasting

This is the real gap between the two paths. Concrete surface profile is a measurable thing, and coating manufacturers specify it because their adhesion data assumes it:

You can rent a grinder and close most of this gap yourself. Very few homeowners do, because it is heavy, dusty work that takes longer than the coating itself, and because the kit instructions do not tell you it is necessary.

What Louisiana adds to the difficulty

A DIY coating in a dry climate has a much easier job than the same kit in Baton Rouge, and the local conditions hit exactly the steps a kit leaves out.

Start underneath. Most homes across this metro sit on slab-on-grade foundations, which puts the concrete in permanent contact with damp soil and drives vapor upward through the slab. No consumer kit includes a moisture test or a moisture-tolerant primer, so a homeowner has no way to know whether the floor is a candidate until the coating is already down. Then the air. Dew points in the seventies are ordinary from late spring into fall, and a slab that cooled overnight can sit below dew point on a humid morning. A film applied then cures against invisible condensation, which is how a clear coat ends up milky. Water-based kit epoxies are also slowest to release their water in high humidity, stretching recoat windows past what the box promises.

Flood history matters too. After the August 2016 flood across Livingston Parish, Denham Springs, and Central, many area slabs held moisture far longer than their surfaces suggested. Coating one of those without testing is a wasted weekend. Summer heat also compresses working windows: a product that gives a professional crew twenty minutes gives a first-timer with a roller considerably less margin, which is one reason polyaspartic systems are not sold as consumer products.

The costs that do not appear on the box

Rental equipment you did not plan for

Doing prep properly means renting a grinder and a dust-collection vacuum, not just buying an etch packet. Add rental, tooling, and a second day, and the honest DIY number sits well above the shelf price.

Removal, if you have to start over

A failed thin coating does not get recoated — it gets ground off, and grinding a bonded-but-peeling film is slower than grinding bare concrete. Redoing a DIY floor professionally usually carries a removal charge on top of the install.

The small-job minimum works against a partial fix

Patching a failure in one bay is rarely economical, because a professional crew carries a project minimum around $400–$700 — the truck, the equipment haul, and the material batch cost the same whether the area is 120 square feet or 400.

Living without the garage twice

A DIY kit takes the space out of service for a weekend, and a redo takes it again. That is real cost even though it never appears on a receipt.

Where each path is the right call

A DIY kit makes sense when

  • The slab is newer, sound, uncoated, and has never shown dampness or efflorescence.
  • The space is a workshop, storage room, or utility area rather than a bay where hot tires park daily.
  • You want dust control and a cleaner look more than you want a decade of service life.
  • You are willing to rent a grinder and do real mechanical prep rather than relying on the etch packet.
  • You can schedule the work for a mild, dry stretch and keep everything off the floor through full cure.

Professional installation makes sense when

  • The slab has cracks, spalling, pitting, or an existing coating that has to come off first.
  • The garage has ever shown damp patches, blistered paint, or white efflorescence bloom.
  • Vehicles live on it, which makes total film thickness the deciding factor against hot-tire pickup.
  • You want a flake or metallic finish that reads as intentional rather than speckled.
  • You want one party accountable for adhesion in writing.

Or the coating went down on a humid morning with the slab at or below dew point, so the film cured against condensation. None of those are product defects — they are prep and conditions.

Can a professional coat over a DIY floor that is still stuck down?

Sometimes, but it has to be evaluated first and the honest answer is often no. If the existing film is thin, glossy, or lifting anywhere, it becomes the weakest layer in the new system, and everything above it is only as bonded as it is. In most cases it gets removed mechanically, which should appear as its own line on the quote.

How much more does professional installation cost than a kit?

On a two-car garage (roughly 400–500 sq ft), a professional flake system generally plans at $2,500–$5,500 against $150–$400 for a kit. The gap narrows once you add grinder rental, tooling, your two weekends, and the possibility of paying for removal later.
